Overview

Situated on an iconic road in North London, Avenue Road is the construction of a prime London residence.

Due to the site’s location within the St John’s Wood conservation area the proposal for the property retained the existing front elevation, but behind the façade the property was extensively demolished and re-built with increased footprint at both flanks and the rear as well as double basement extensions below ground – the majority of the property remains unseen.

The basement excavation to 12m delivers a 570 sq/m super-basement which provides for guest suites, home entertainment, club, pool / spa complex and gym as well as commercial kitchen that connects to the front of house kitchen via a dumbwaiter vertical lift. The project delivers an extremely high standard of accommodation throughout and features many classically influenced details alongside a vibrant interior design.

HdAr’s scope of work was for full planning submission re-worked from a previous consent and then the delivery of shell & core construction as well as internal configuration and coordination.
