Overview

The refurbishment, extension and conversion of the existing B1 office building into a Class C hotel use accommodating a minimum of 260 bedrooms based on the end-users standard room arrangements, provision of adequate back of house facilities and food and beverage spaces as well as associated plant. The demolition and re-arrangement bringing life back into the building. Particular attention has been made to meet modern requirements in terms of thermal performance, fire provisions, accessibility or the operational needs of a modern hotel.

A sensitive approach has been taken, which also includes the adjoining listed building and integration of services whilst retaining and enhancing the listed elements. As a whole the proposal is an opportunity to enhance a tired building with outdated design and material quality with a high-quality building that responds sensitively to its context.
